Project Feasibility
The best time to find value in a project is before you are committed to it. Before a development permit is submitted, massing can still move, floorplates can still be simplified, and the program can still be organized around what the market actually wants. Once you are past that point, you are working backwards.
We like to come in early - at site selection if possible - to help shape the initial yield studies, test the project mix, and make sure the design is working as hard as the proforma needs it to. We work within the parameters of your business case, not against it.
It's all about the math.
Design Services
Through our sister company Koodoo Projects Ltd., Foundation offers design services directly - meaning we can lead the design work, not just manage it. Suite planning, amenity programming, exterior positioning, sales environments, and FF&E are all areas where we take an active design role rather than simply coordinating the people who do.
When a project calls for it, we develop the design concept directly - working through the ideas thoughtfully before an architect is engaged for approvals and documentation. This means the design vision is rooted in development economics from the start.
For developers who already have an architect in place, we work alongside them - contributing design direction, challenging decisions against cost and market, and making sure the vision holds together from concept through delivery.

Design Management
Good design and good economics are not opposites. We direct design from concept through working drawings, select and manage the right consultants for each project, and constantly challenge design decisions against cost, schedule, and market expectations. Whether working alongside your internal team or managing the process independently, we keep the project moving toward something that is well-designed, buildable, and commercially viable.
Good design doesn't need to be expensive.
Value Engineering
We would rather be involved from the beginning. But if a project is already in progress and the numbers aren't working, there is still room to find value - in constructability, in material choices, in how the design is sequenced and built. We know where money should be spent from a market standpoint, which means we can identify what to cut without cutting what matters. A tighter budget handled well can still produce a strong project.
There's no project if you can't make the proforma work.
Owner Representation
We stay in it through construction and delivery. That means participating in tendering, monitoring schedule, reviewing monthly draws, and keeping a close eye on cost adjustments as they come up. We are also deeply involved in the marketing side - from sales environment design to project positioning - because how a project is presented is part of how it performs. Thirty years across architecture, construction, and development means we are comfortable making decisions on site, not just reporting on them.
We treat every dollar as our own.
