Starting from Site selection, we assist in the schematic design to ensure efficiencies meet the business case. We work within the parameters of the project proforma. With the assistance of the client's vision, we work to create the initial yield studies that identify the best project mix while looking for the highest possible efficiency from the beginning. It's all about the math.

Design Management

Whether working collaboratively with our client’s internal staff or managing projects independently, we strive to provide profitable planning solutions while working toward well-designed and marketable projects. We help select the appropriate teams for each project and direct design from conceptual through working drawings. We constantly monitor and challenge design against cost and ensure the design not only meets market expectations but meets project budgets. 

Good design doesn't need to be expensive.

Value Engineering

Although we prefer being involved from the beginning, we provide value engineering review at various stages in order to improve constructibility, costing and overall design. We pride ourselves on understanding where money should be spent from a market standpoint and as such are able to provide commentary on design that cannot only improve schedule and budget but also improves the overall project marketability. There’s no project if you can’t make the proforma work.

Owner Representation

We provide representation throughout both the marketing and construction process. We love good design and enjoy being part of the marketing process, from providing design direction to developing sales environments. During the construction process we monitor the tendering phase, the schedule and participate in the review of monthly draws and potential cost adjustments. With 30 years of experience in the architectural and construction fields, we are always able to provide valuable insight into the development process. We treat every dollar as our own.
